The costs of buying a property in Spain will be slightly different, depending on whether the property you are buying is new or second hand. They will also differ depending on the type of property, the region, the value of the purchase, the payment terms, etc. The real estate experts at Sundream Properties have detailed all the costs and taxes below. What are the costs of buying a house in Spain? In general, the cost of buying a property varies between 12-14% of the purchase value. There are two main reasons for this variation. The first is the condition of the property, whether it is new or second hand. The other is the different tax policies applied by the different autonomous communities in Spain. VAT The tax is the biggest cost after the price of the property. In all of Spain (except on the island of Canaria) VAT is 10% when buying a new house to live in. A new house means buying the house directly from the construction company. VAT on the purchase of land and business premises is 21%. If the car park has a separate title deed, the VAT for that will be 21% as it is considered commercial. Transfer Tax (Impuesto sobre Transmisiones Patrimoniales - ITP) If the property purchased is second hand, the transfer tax (ITP) is applied, which is usually between 7 and 10%. This rate may vary from one autonomous community to another or depending on the value of the property purchased. Stamp Duty (Impuesto de Actos Jurídicos Documentados, AJD) The Stamp Duty (known as AJD) is levied on all public deeds and the rate is generally around 1.2-1.5%. It can be different from one autonomous community to another. It applies to the sale of land and new properties. Lawyer in Law Obtaining legal assistance when buying a property is not a legal obligation. However, we recommend that you do so. Two years ago before my retirement from the USA I made contact with several Real estate companies in Spain ( country we selected for our retirement) and the only company of the 3 I contacted that took me seriously was SunDream properties. The COVID situation made it impossible for us to travel during 2020 to Spain and my retirement was coming up on April 2021 and we needed to buy a home.
